The community of Pine Springs is a deed-restricted community, created and governed by the Declarations and Covenants filed in the public record of Palm Beach County. All homeowners are required by law to abide by these documents.
It is important for prospective buyers, especially those who may not be familiar with communities governed by a Homeowner Association, to understand that such communities are bound by protective covenants. As such, there are various rules and restrictions which homeowners must abide by. A few examples are listed below:

Commercial activity is prohibited, homeowners may not operate a business in Pine Springs.

Commercial vehicles and the like are prohibited unless kept garaged with the door closed.

Outside storage of un-registered, inoperable, or derelict vehicles on a Homeowner's property is prohibited.

Vehicles may not be repaired or undergo restoration work within Pine Springs.

Homeowners are restricted as to architectural modifications or additions to their homes.

Homeowners may not make substantial alterations to their landscaping without prior authorization.

Outside storage of Boats, Motorcycles, Etc. is prohibited if visible from the street.

Activities resulting in excessive Noise or other disturbances to other owner's quiet enjoyment of their homes.

Pets are allowed. Dogs must be leashed at all times, may not be walked on lawns or HOA property, and must be vaccinated and cleaned up after by their owners.
